Cleaning in New York is decided by buildings. A Midtown or Financial District tower has a management office, a loading dock, a freight-elevator schedule and a vendor list, and cleaners are approved before they are hired.
Many properties ask for a certificate of insurance and named crew members.
Residential work looks different: walk-up rentals with a move-out deadline, co-ops with board rules on move-in and move-out hours, condos with reserved elevators, and outer-borough two-families where a landlord wants a unit turned before the next tenant.
Crews travel by train and van, so Manhattan, Brooklyn and Queens are not one route, and Jersey City or Newark is a different day.
A page that says 'cleaning service in New York' gets lost next to one that says 'move-out cleaning in Astoria' or 'after-hours office cleaning in Midtown'.
