Detroit search is stubbornly local. The metro spreads across Wayne, Oakland and Macomb counties, and Google reads a search from Dearborn very differently from one in Royal Oak, Troy or Warren. Ann Arbor, about forty miles west along I-94, is a separate map again.
Housing changes the wording too: brick houses and bungalows in the city and inner ring, larger suburban homes across Oakland County. Trade buyers type the problem, like no heat or basement water, while property owners type a manager or agent plus a suburb.
Zillow, Realcomp and Realtor.com are where listing shoppers go, and an owner-led firm does not beat them there. The gap is service and suburb wording where those portals are thin. Michigan broker licenses sit on the property side and LARA contractor licenses on the trades side.
