If your pixels treat her the same as a couple hunting a weekend in Byron, Google and Meta will keep buying the cheaper click. Your pipeline will look busy. Your onboarding calendar will not.

Owners often start on a phone at 9pm, then finish a proposal request on a laptop the next morning. If you only credit the last click, Meta gets a “win” for a view, Google gets a “win” for the branded search, and your HubSpot record still says “website form”. Last-click models count the same conversion multiple times across channels. That is how dashboards look healthy while the BD team says the leads are tourists.
Privacy makes it worse. Clients routinely lose 20%+ of conversion data to ad-blockers and consent banners. Automated bidding then inflates spend on whatever events still fire. Start with two conversion actions in Google Ads and two datasets in Meta. Owner-qualified (primary, used for bidding). Owner-soft (secondary, used for reporting only). Guest events live in a different conversion set or a different ad account if your guest media is large enough to justify the split. Constant structure changes reset learning. Do this once, name it clearly, and stop toggling.
Google still needs keywords even as signals take more of the work. Cluster owner queries: “[city] Airbnb management”, “holiday rental management fees”, “short stay property managers [suburb]”, brand-plus-competitor names. Negatives belong on day one: “book”, “availability”, “cheap stays”, “party house”, job-seeker terms, and guest-only landmarks. AI Max and broad match can cut CPCs 12-18% versus tightly themed exact campaigns, but only if the conversion they optimise toward is the owner proposal. Otherwise you fund tourism content.
Meta is worse if creative is guest-pretty. “Creative is your targeting.” A reel of a Noosa Heads infinity pool will recruit guests and tire-kickers. Owner creative is a fee slide, a before/after occupancy chart, and a face from your local ops lead. UGC-style ads can die in 5-6 days even when early results look solid. When CPMs rise before lead volume drops, you are already late. Swap the hook, not the pixel.
Organic still feeds the same journey. Owners Google your brand after a Facebook ad, then convert on a branded search. If SEO and paid both claim that conversion, you will cut the wrong channel. Use a first-touch and a last-non-guest-touch in the CRM. Unified marketing measurement sounds heavy. For a 40-property manager it can be a spreadsheet that starts from signed agreements and works backward to first campaign. Last-click is not “dead” as a tactic. It is just the wrong CEO answer.

- Turn on Enhanced Conversions with the unified toggle. Send hashed email and phone. Confirm the tag is not firing on guest checkout.
- Build one owner landing URL per city cluster (Sydney inner, Gold Coast, Melbourne inner, Brisbane, regional QLD). Match headline to the query. Put the form above the guest gallery.

STR demand is seasonal for guests and lumpy for owners. Owners list after a rate-rise letter, a bad cleaner, or a QLD storm season that wrecked reviews. If you judge owner campaigns on a 7-day CPA, you will pause the week before a wave of listings. Hold the primary conversion window long enough for a proposal (often 14-28 days). Report weekly for waste, monthly for quality, quarterly for signed doors.
Multi-city accounts hide another lie. A $4.80 CPC in inner Sydney can be cheaper than a $1.90 CPC in a regional town if the Sydney owner has four apartments and the regional click is a guest. Segment by state and by property_count in GA4. Do not average CPL across the country and then cut Brisbane because “it’s inefficient”. You may be looking at guest bleed, not a bad market.
Value the conversion. A one-bedroom in Footscray is not worth the same as a 14-key complex on the Gold Coast. If you cannot pass a predicted annual management fee into the conversion value, at least band it: 1 unit, 2-4, 5+. Smart bidding with even crude values beats treating every form as equal. Google Ads average ROAS sits around 4.2x across industries; Meta around 2.8x. Those are not your numbers. Your number is cost per signed door and 12-month management revenue, in AUD, after GST treatment your finance team actually uses.
AI Overviews now sit on a large share of searches and can cut CTR hard even when you still “rank”. Owner queries are still closer to high-intent B2B than “things to do in Cairns”, but zero-click still eats the informational layer (“how much do Airbnb managers charge in Australia”). Track branded search and direct proposal volume, not only organic sessions. Volume is a weak metric if the session never names a property.

In QLD STR management accounts we run, Meta CPA can sit near $38 while BD Slack is full of “is this a guest?” threads. Instant Forms that never ask how many properties are the usual culprit. Once that event is killed for bidding, spend falls and signed doors hold.
In multi-city NSW holiday-letting accounts, PMax can look like 4x until booking pixels come off the owner campaign. It looks expensive for about two weeks, then it starts sending landlords instead of Friday-night stays.

Should guest bookings and owner leads share one Google Ads account?
They can share a MCC. They should not share conversion actions. If guest volume dwarfs owner volume, split accounts so automated bidding cannot “help” you by flooding cheap stays.
Is Enhanced Conversions enough, or do we still need the Conversions API?
Use both. Owners bounce between phone and laptop, and 20%+ of browser events still vanish. Server-side events recover signal without stuffing junk into bidding if you only send the owner-qualified event.
How fast should we expect clean owner CPL?
Expect 3-6 months of honest data after the event taxonomy is live. Anyone promising a specific ROAS or CPL before seeing your forms, fees, and unit mix is guessing.
What if most owner leads still come from referrals?
Tag them. Referral is a channel, not an excuse to skip UTMs on the proposal form. Paid and SEO still assist. If you cannot see the assist, you will cut the campaign that warmed the referrer’s friend.
