Bendigo looks like one city on a map, but it works as several service patches.
The centre around Pall Mall, Rosalind Park and Lake Weeroona is ringed by older suburbs such as Quarry Hill, North Bendigo and White Hills, while Eaglehawk sits out to the north-west and Kangaroo Flat and Golden Square run down the south-west side.
Strathfieldsaye, Junortoun and Spring Gully push into bushland on the south-east fringe, and Epsom, Huntly and Maiden Gully keep adding newer estates. Most of it falls inside the City of Greater Bendigo, so people search by suburb rather than by council.
Housing ranges from goldfields-era cottages and Victorian villas near the centre to brick homes and new builds on the edge. The weather pulls in two directions: hot, dry summers drive evaporative and split system work, and cold winters bring heating calls.
Agents are licensed through Consumer Affairs Victoria and trades hold Victorian licences, which stay with your firm. The audience is regional, so a click from outside your patch costs you more than it would in Melbourne.
