Ballarat looks like one regional city on a map, but it behaves like several markets.
The older centre around Sturt Street, Soldiers Hill, Golden Point and Ballarat East is full of goldfields-era cottages and weatherboard homes, and heritage overlays can shape what an owner is allowed to change. Around Lake Wendouree the streets are established and sought after.
To the west, Alfredton, Lucas and Delacombe have grown into newer estates with young families and recent buyers, many of them people who moved up the Western Freeway from Melbourne and still commute by car or on the V/Line train.
To the south-east, Mount Clear, Buninyong and the Federation University campus at Mount Helen bring student lets and a different kind of landlord. Winters are cold and wet, so heating, draughts, insulation and hot water drive a large share of trade work.
Agents are licensed through Consumer Affairs Victoria and trades hold Victorian licences, and those stay with your firm.
