The West Midlands is a county made of seven councils, and each one feels like its own place. Birmingham is the biggest, with flats in the city centre, student streets around Selly Oak and large family houses up at Sutton Coldfield.
Solihull is a separate borough to the south-east, with detached homes around Knowle and Dorridge and the NEC close by. To the west and north sit the Black Country boroughs of Dudley, Sandwell, Walsall and Wolverhampton, each with its own town centre, terraces and semis.
Coventry is a city in its own right, further east. Rightmove, Zoopla and OnTheMarket hold most of the property browsing. Heating firms answer to the Gas Safe Register. Letting and estate agents must belong to a redress scheme (the body that handles complaints about them).
Fees are in pounds, and VAT at 20 per cent is normal on agency fees.
