Greater Sydney is many local markets, not one. Parramatta is the western hub, with office towers, apartments and a long commuter belt behind it. The Inner West is terraces, old warehouses turned into flats and dense rental streets.
The North Shore runs north from the Harbour through Chatswood and Lane Cove to Ku-ring-gai, with apartment towers by the stations and large family houses behind them. The Sutherland Shire has its own identity, and locals often search for 'the Shire' rather than a suburb.
Penrith sits at the foot of the Blue Mountains, far enough out that a crew based in the south would not take the job.
Apartments, strata schemes (buildings owned in shared lots and run by an owners corporation) and outer-council houses each buy in their own way. NSW Fair Trading licenses agents, and every quote carries GST.
