Google often lumps Hull together, but local customers do not. West Hull runs from the Old Town and the marina out along Hessle Road and Anlaby Road, with the Avenues and Newland Park to the north-west.
East Hull, across the river, takes in Holderness Road, Marfleet, Sutton-on-Hull and Bransholme. Then there is the boundary: Hessle, Anlaby, Willerby, Kirk Ella and Cottingham sit in the East Riding of Yorkshire, and people there search by their own names.
So ranking for the bare word Hull seldom fills a diary. Housing is Victorian terraces, Avenues villas and East Riding suburban houses, and each produces its own repair, letting and cleaning searches. Low-lying ground adds damp and drainage searches that many national templates ignore.
Rightmove, Zoopla and OnTheMarket own the home-hunting phrases, so property firms do better on landlord and service searches. Estate agents show redress scheme membership, heating engineers show Gas Safe and electricians show NICEIC or NAPIT.
VAT at 20 per cent is added to agency invoices.
