Your market

What is different about the Central Region

The Central Region is small but packed with very different places. Orchard Road is shops and hotels, with prime condos tucked behind it toward Tanglin and River Valley. Head toward Bukit Timah and the map turns to landed houses and low-rise condos.

Toa Payoh and Queenstown are among the oldest HDB estates, full of families and long-time owners. Novena adds a hospital and office cluster, while Raffles Place and Marina Bay add towers whose workers commute in by MRT and do not live nearby.

PropertyGuru and 99.co are where most house-hunters browse listings, so CEA-registered agents need their own way to be found by owners who have not yet chosen an agent. GST is 9%, so quote prices in S$ with GST shown separately.

Nobody searches for the Central Region. They search for Orchard, a Toa Payoh flat, District 10 or an MRT station, then the job.

Owners of private property often use a postal district, while heartland residents use their estate or block, so we treat each as its own set of searches. A good enquiry names the property, the area and the timing, and most arrive on WhatsApp.

We do not chase people who only want to browse listings or find the cheapest price. Results are counted in S$ as booked jobs and signed instructions, not as clicks.

A District 10 condo landlord, a family selling a Toa Payoh flat and a facilities manager at Raffles Place do not read the same page. Blend them and each gets wording that fits no one. Split the offers first, then split the budget.

PropertyGuru and 99.co will keep the house-hunters. Independent firms win by being the one an owner picks. That takes a page that says which homes you handle, HDB, prime condo, landed or office, plus reviews you can show.

Promising areas your crew cannot reach

One team cannot serve Novena and Queenstown in the same day at the same standard. If your ads promise both, replies slow down and reviews suffer. Serve fewer areas well first, then add more when you have people to cover them.
