A car park sells a space for a time window, and an empty space at noon cannot be sold again at five. That makes it vital to know which marketing fills spaces on the right days. Analytics ties reservations, permit requests and directions taps to the search, map or ad that produced them.
For garage, lot and event parking operators who want to see what drives bookings, permits and drive-up use, and where marketplaces take a share.
Context from how your customers search, compare and book.
Parking revenue comes from three different customers. Drivers who reserve for a game or concert, commuters who sign up for a monthly space, and businesses that buy a block of permits. Each behaves differently, so a single leads figure hides more than it shows. Reports should treat them as three separate lines.
Most parking decisions are tied to a place and a date. A visitor searches for parking near a venue the day before, or even from the car. The useful events are rate checked, reservation started, reservation paid and directions requested. Counting these by event date shows which shows or match days really pull demand.
Third-party apps complicate the picture. A reservation through a marketplace costs commission, while one through your own page does not. Good reporting compares the two, so you can see whether your own page, listing and ads are winning direct bookings or just feeding the aggregators that your spaces are already listed on.
Drive-up customers cannot be fully traced, and we say so. A driver who simply sees the sign and turns in leaves no mark. What we can do is measure map directions, entrance calls, QR code scans on signs and the share of reservations against total tickets issued. These give a fair estimate without pretending to certainty.
A clear, repeatable process built around how parking customers search and decide.
We separate hourly drive-up, pre-booked event parking, monthly permits and business accounts. For each one we decide what counts as a win: a paid reservation, a signed permit or a gate transaction. This gives each line its own measure instead of one mixed total.
The reservation page, call button, directions button, permit form and QR codes on signs are all tagged. Phone numbers are tracked by channel, and the booking tool passes the event date and lot name. We test each path on a phone, since most drivers book on one.
We gather monthly figures from the marketplaces you use, such as bookings and commission paid, and place them beside your direct numbers. Where the platforms report little, we note the gap. This shows whether your own channels are carrying their weight.
A simple calendar of local events, closures and weather sits beside demand. It explains spikes and drops and helps judge ads fairly. After a sold-out match a quiet midweek is normal, and the report should not blame a campaign for it.
You receive a short report on cost per reservation, direct share of bookings, permit leads and unused demand on busy dates. We explain what to move, what to pause, and what rests on too few bookings to trust.

The mechanics behind Analytics for parking, explained plainly.
Each reservation carries the lot, the date and the time window, so demand can be read by event as well as by month. Without that, game nights and quiet days average out and hide what the campaigns actually did.
Map listing clicks for directions and calls are counted per lot. A tracked number can also appear at the entrance for help calls. These measures reflect demand from drivers who arrive without a reservation, although they cannot be matched to a payment.
A driver may find you on an app, check your own page and book at the gate. Tracking shows pieces of that trail, never the whole. Reports show direct and marketplace figures side by side, with an unattributed line, so no source claims credit it did not earn.
Parking analytics setup starts at $500 USD one-time. Ongoing monthly reporting and reviews are scoped separately.
What's included
A short plan naming the calls, forms and bookings that count as a real lead or sale for your business.
Tracking set up and tested so each lead is tied to the search or ad behind it.
A simple report layout and a walkthrough so your team can read it without help.
Monthly reviews, extra dashboards and data clean-up are scoped separately. Talk to us for a fit.
Tracking can be live within a couple of weeks, but parking demand follows event calendars, so trends need a full cycle to read.
We agree the revenue lines, tag reservation and permit paths, set up phone and QR tracking and test on several phones. You also learn how many reservations fail or abandon.
A few events and several weeks of commuter traffic have passed. The first report shows direct and marketplace shares, the pull of different events and the cost of each reservation.
Seasonal swings appear, such as holiday periods, school terms and the sporting calendar. We use them to time ads and permit drives. Results depend on rates, location and competition.
