The most expensive line in your Google Ads report is the one that says Leads. Most of those enquiries are not customers yet. They are homeowners comparing prices before a leak, a renovation or a resale forces a decision, plus the odd contractor checking your rates.
In Singapore a window job rarely goes ahead on price alone. For an HDB flat, a BCA-approved window contractor has to apply for an HDB permit before any work starts, and condo owners usually need MCST approval for anything that changes the facade. So the enquiries that turn into a site measure are a small slice of what your form collects. The rest cost your sales team whole afternoons and make your campaigns look healthier than they are. More ad spend buys more of the same.
The fix is not more traffic. It is deciding, before anyone clicks, which enquiries you actually want (an HDB owner ready to replace, a condo owner with approval in hand, a shop that needs a new front) and building the ad, the page and the form so those people recognise themselves and everyone else drops out. One question on the form, “HDB, condo or landed?”, does more for your sales team than another ad group.

How search, Performance Max, and Meta should map to actual window jobs
Start with jobs, not channels. A HDB owner replacing casement windows after a leak is not the same buyer as a condo MCST chasing sliding-door noise complaints, and neither is a F&B operator who needs a shopfront after a fit-out. Cluster keywords and ads around those jobs, then give each cluster a dedicated landing page. “Signals over keywords” is real in 2026, especially with Performance Max and AI Max (which can land 12-18% lower CPCs than standard Search in some accounts), but Google still needs a clean keyword spine and ruthless negatives. You do not “run broad” on a brand-new account with a broken form and hope Enhanced Conversions saves you.
Build Search around intent that a surveyor would recognise: replacement, supply and install, measure, leak, noise, grille, casement, sliding, shopfront, HDB, condo, and estate names you actually serve. Keep brand in its own campaign. Put competitor terms in a tightly budgeted experiment, not the main conversion campaign. Use phrase and exact for money terms; let a small broad or AI Max experiment sit beside them once conversion tracking is trustworthy.
On Meta, creative is your targeting. Broad delivery plus a systematic testing engine beats 2020 lookalike stacks. Show the job: a before/after of a HDB kitchen window with monsoon rain outside, a 12-second clip of a measure in a three-room flat, a still of a shopfront install in Geylang with GST-inclusive pricing language. Stop the doom scroll with a hook in the first second, then send people to a page, not a 14-field Instant Form. Remarketing will naturally absorb a chunk of budget (often 20-30% in Meta’s own systems) if you have enough site traffic. Do not fight that. Use it to retarget people who hit the measure form and bounced.
Measurement has to be first-party. Turn on Enhanced Conversions, send offline measure-booked and contract-won events back, and stop optimising to “submit.” When last-click models count the same conversion twice, you will overfund Search and starve the creative tests that actually filled the diary. Unified reporting at the business level (measures booked, close rate, revenue in SGD) is the only scoreboard a GM will trust. Channel dashboards are for the media lead, not the board pack.

- Export 90 days of search terms. Tag each as HDB replacement, condo sliding, commercial shopfront, DIY/info, or junk. Pause anything that never produced a booked measure.
- Write negatives for blinds, film, curtains, locksmith, glass table, car window, and “how to clean.” Revisit weekly until junk spend is under 10%.

- Launch one Performance Max asset group only after 30+ quality conversions exist. Feed it measure photos, estate-level copy, and exclude junk placements you already know waste spend.
- On Meta, run three creatives per job: rain leak, noisy sliding door, shopfront install. Kill any ad whose CPM climbs for four days while outbound CTR falls.
- UTM every ad. If sales cannot say which campaign booked Tuesday’s Bedok measure, you cannot reallocate budget.
